Barnes Vanze Architects, Inc. (together with Graham Landscape
Architecture) master planned this new residential community
comprising 46 new home sites on a 17 acre former estate. The
site has steep, rolling terrain and is surrounded by National
Park land on two sides. The master plan's roads recognize the
surrounding Washington DC City street grid, while curving gently
to accommodate the steep grades on the existing site.
Strong environmental determinants are incorporated in the
design:
● The whole neighborhood is based around a green swath that
starts with a preserved wetland to the south, up through a
planted boulevard, ending in a small, corner, neighborhood park.
● An innovative central Storm Water Management system collects
storm water from the entire site, filters it, and releases it
gently back into the existing wetland.
● The design preserves many existing mature trees and
incorporates an aggressive new tree planting program, resulting
in more than 300 trees in total.
After the Master plan was complete, Barnes Vanze continued to
lead the project successfully through the Entitlements phase.
In addition to guiding the project through the multiple public meetings
in the neighborhood and regulatory arenas, Barnes Vanze also
wrote the Development Guidelines (including the Architectural
Standards) which form the guiding framework for the successful
development of the final, built neighborhood.
Since then we have performed as a member of the professional
team, bringing the project through the detailed design,
construction documents, permitting and implementation
phases. Construction is nearing completion and the first homes
will be built starting in the fall of 2007.
We our continue our role in supporting the implementation of the
Master plan. Barnes Vanze is also an approved Architect in the
development and we are currently designing several new house in

Note on a complimentary Development:
Barnes Vanze was also selected to Master plan a neighboring 17
acre site to accommodate the new St. Patrick's Episcopal Middle
and Upper School and a 27 home
neighborhood. This neighboring development lies across the
narrow National Park to the South of the Phillips Park
development and was carefully designed to form a complement to
the Phillips Park Development .
